Do I have any requirements as a new owner at the Falls?

Please go to the "Contact Us" tab of this website to find email addresses, and email the Property Manager and all board members the following items:
(1) Full names of all owners

(2) Permanent address of all owners
(3) Email addresses of all owners
(4) Phone numbers of all owners
(5) Make, model and license plate of any owner vehicles
(6) Do you intend to rent your unit?
 

What are the parking rules at the Falls?

Each owner has 3 designated parking spaces: (1) inside your garage, (2) in the driveway directly in front of your garage, (3) in your assigned numbered parking space.  Please see the Falls Parking Map on the "Documents" tab for the location of your assigned numbered spaceNo parking is allowed next to front patio grass areas, unless specified by an assigned numbered space. There are also 6 additional guest parking spots throughout the Association - 5 in the middle lot and 1 in the lower lot - but the 6 guest spaces are not for resident or permanent parking.  Only temporary visitors (i.e., a few hours, weekend guests, etc.) are allowed to use the 6 guest parking spaces, and Falls parking passes must be visible in the windshield of any cars parked in guest spots.  Each Falls unit will be provided with 3 guest parking passes at the beginning of every year.  There is also a small parking lot across the street from the upper building parking lot, adjacent to the highway, and this lot is not Falls property.  Any cars parked in this offsite lot are at risk of being towed by the Town of Vail.  Cars in violation of Association rules will first be warned, and then are at risk of being booted or towed if not properly addressed.

When are assessments due and how should I pay?

Assessment statements are both mailed and emailed, with due dates listed on each assessment statement.  A list of all current assessments is provided on the "Documents" tab of this website.  All payments are due by the date listed on the assessment statement, and payments can be made via the following:

What are the bylaws of the Association?

Please see the "Documents" section of this website for copies of all Association bylaws and declarations.

Who should I contact to report various association items like a burned out street light, trash bin issues, parking issues, damaged stone walls/decks, gutter or iceberg issues, or anything else?

How are Association decks repaired and who is responsible for the cost?

The Association annually reviews all decks and compiles a running list for any necessary deck repairs.  The most critical repairs move to the top of the list, and the Association will typically cover the cost of any necessary deck repairs or replacements due to age.  Homeowners are responsible for the cost of any deck improvements, enhancements, or upgrades above and beyond what currently exists on standard Association decks.  Examples of owner expenses would include reinforcing a deck to support a hot tub, adding a bar area to the deck, or adding unique built-in seating.

How do I obtain HOA approval for window replacement or deck upgrades?

Please go to the "Documents" tab of this website, download the Falls HOA Architectural Request Form, complete the form, and email to the Falls Manager and all board members (email addresses are listed on the "Contact Us" tab of this website).  In this email, you should include (1) the company/contractor doing the work, (2) copies of any formal architectural plans, (3) the completed Falls HOA Architectural Request Form, and (4) a copy of your Town of Vail permit (all deck, window and remodeling work requires a Town of Vail permit).  Once all of these items are presented to the board, the board will review your project, and complete/sign the Architectural Request Form which you can then provide to your contractor.  The primary concerns of the Association are (1) that all replacement/upgrades are structurally safe and sound, and (2) that all projects remain consistent in size, scope and maintain/match the prevailing look of the complex.  For windows, this means the exterior look must match existing Association windows in scope and color.  For decks, older deck posts stood on top of footers and used one beam and a header board for both support and lateral stability.  Decks that have been rebuilt to support the weight of a hot tub (the same weight as a car) have typically been double beam construction plus a header board, with the post buried below frost line to provide good lateral support for the deck posts.
